These days, with open houses mostly prohibited in the era of the coronavirus, we have seen the interest in video tours, 3D Tours and floor plans increase substantially.
Why? A listing video, accompanied by a 3D Tour and floor plan, is essentially a “first showing”. It prequalifies the buyer, satisfies the nosy neighbors, those who are not serious, and those serial open house attendees who look at open houses as a “sport.”
If someone sees the home ‘virtually,’ they can then actually schedule a personal showing with an agent, who can qualify them, and monitor their interaction with the house in accordance with the wishes of the seller. And guess what? That is a “second showing.” That’s a pretty serious buyer.
This makes it a win/ win for everyone. It appeases the seller, who is most likely uncomfortable with many people in their home, touching surfaces, opening doors and cabinets, and potentially exposing someone to the virus. It wastes less time for the agent doing the showing and the seller who needs to prepare their home for a showing. They know it’s a serious buyer. Again, it’s a second showing. They’ve already ‘been there’ – virtually. It’s worth the effort.
We’re seeing a significant increase in people utilizing these services who have previously listed with photography only.
